Client: Chesapeake Realty Partners
Accotink Village is a 283-unit multi-family building (including ADUs and work force dwelling units) with structured parking located in the Newington area of Fairfax County at the Route 1/Backlick Road intersection. It is a 6-acre site for which CPJA provided surveying, planning and engineering services. CPJA prepared the initial surveys, rezoning, site plan and floodplain study. This was a complicated site involving a floodplain study, a large Resource Area Protection Area (RPA), vacating an existing public street (Anderson Lane) while maintaining access to an adjacent, existing apartment complex and coordination with VDOT improvements along U.S. Route 1.
Montgomery County, MD
Clarksburg Village is a 777 acre mixed use residential development located in Montgomery County. CPJ was responsible for planning, engineering, and surveying for this project. Clarksburg Village consists of 2,654 dwelling units and 109,000 square feet of commercial in a mixed traditional neighborhood development style. CPJ completed all necessary approvals and permits for the project from Montgomery County, State Highway Administration, Maryland Department of the Environment, WSSC, and M-NCPPC.

As a consultant for Duffie Inc., CPJ provided all the required Civil Site Engineering, Planning, Landscaping & Surveying services for this 5 story, 55,000 square foot office building, which is LEED Gold certified for green building design. CPJ worked closely with the various disciplines involved on the project including the building architect, M.E.P. and the LEED A.P. consultant.

Landscape Architect and Planner for ADA Access and Service Entrance Improvements plan for permitting and construction of pad restaurant site. Worked closely with new owner of property to upgrade the property for a new restaurant. Prepared plans and obtained permit approval for ADA accessible entrance, sign permit and improvements to the service entrance. Services provided for this project included site plan for Special Exception approval and permit submission. Landscaping and surveying. Permit plan preparation and approvals.
Great Falls, VA
Client: Republic Land Development LLC
The Seneca Corner development is a two-building 3.4 acre commercial development in Great Falls at Seneca Road and Georgetown Pike. One building is as a CVS pharmacy with a drive-thru window and the second future building will be for general retail uses. CPJA was involved with the Special Exception required for the CVS’ drive-thru window and prepared the site plan for the project. The property is split-zoned, part commercial and part residential, which created challenges regarding buffering an adjacent neighborhood and mitigating any impacts from the commercial development on the residential areas. This project included considerable coordination with the Great Falls Citizens Association during the Special Exception process.
Church Road Improvements fronting Oak Creek Club in Prince Georges County, MD

CPJ designed the improvement of Church Road from a two lane country road to the ultimate width and section along the 6,000 foot frontage of the Oak Creek Club community. The design included two round-abouts and a large dual box culvert system to pass the 100 year storm as well as an underpass for golf carts for the adjacent golf course.
